The new development has a site area of 633,644 Sqft and will consist of nine 24 storey tower blocks of residential units, 6 units of 2 storey strata bungalow and 12 units of 2 storey strata semi-detached with a total of 1468 units. The project will have a range of selections from 1 bedroom to 5 bedroom units.
All the tower blocks in Parc Clematis are tilted in north-south facing orientation to avoid direct west sun facing units. The tower blocks are also build a distance away to give better privacy between all the units to avoid having wall-like effect.
Located in Jalan Lempeng and bordered by Ayer Rajah Expressway (AYE)/Clementi Avenue 6. It is roughly 15 mins walk to Clementi MRT station using the long route.

- Price wise, wished it was a tad lower since its OCR but then again it sells well at the current rate. Looks likely to increase with time once more units are sold
My 2 cents
You simply can’t ignore Clementi, you get a galore of heartland amenities, malls and good schools. I think this project is well received partly due to the fact that its a mega condo launch in the west in an established and mature estate. Although not exactly near Clementi MRT station and Clementi Central, it is still a good location in Clementi. To put into perspective, condos in the same vicinity are also not near Clementi Central and historically, the take up rate was very good.
For investment, the smaller units i.e. 1 BR plus study are priced from $838,000 can probably fetch a rent from $2400-$2600, giving a good yield of 3.5%. I used neighbors Trilinq condo as a guage, the transacted rental for 1 bedroom is $2400-$2600 average. Can see why the take up rate is very decent, the 1 Bedroom is almost fully sold with 1 unit left.
